MCST & URA Compliance

Installing zip blinds in a condominium commonly requires approval from the MCST. Condominiums typically have approved colour codes that must be followed to avoid any disputes with the management. This regulation does not apply to HDB owners.

At Singapore Blinds, rest assured that we will assist you with the necessary documents and liaise with your MCST for approval before proceeding with the installation. Our goal is to make the process as hassle-free as possible for you.

Installing zip blinds on your balcony in Singapore is subject to URA guidelines. One of the important requirements is that any balcony screen must allow ventilation at all times. The material we use from Phifer fits nicely into this requirement, as it is available in a choice of 1%, 3%, and 5% openness factors to suit different ventilation and privacy needs.

Phifer is a specialist material from the USA, commonly used for outdoor blinds in Singapore. The
4000/4100 series is available in 1%, 3%, and 5% openness factors depending on your ventilation and privacy requirements.

This series uses a specialised bio-based compound that replaces petroleum-based plasticisers with DOW Ecolibrium derived from vegetable oils, which are considered non-fossil fuel feedstocks, reducing reliance on petroleum-based raw materials. The material is also certified Phthalate-Free a chemical commonly restricted in children’s toys and is treated with antimicrobial properties during manufacturing to inhibit the growth of bacteria and mould.

The material also complies with SCDF Fire Code 2023 requirements for internal linings and decorative material and as a member of the Melanoma International Foundation, Phifer’s material provides reliable UV protection.

Waterproofing

All our zip blinds come with a weather seal system made from specialised rubber. The seals are designed to close up gaps to block out water and noise. Paired with our L-shaped gutter, which prevents water from flowing down from the blinds into the balcony, the two systems work together to keep out 90 to 95% of water from entering the home. However, they cannot be 100% waterproof unlike solid windows or glass panels, which are not approved by URA.

Material becoming Wavy or out of shape

Our zip blind system comes with an additional function. There is a wind stress release system that effectively reduces stress on the fabric under unpredictable strong wind conditions in Singapore, preventing the fabric from stretching out of shape or becoming wavy over time. With our specialist system, we are also able to provide a 5-year warranty that covers the fabric, the system, and the motor.

Motor Selection "Somfy"

For the Somfy motor, we use the Tahoma Smart Hub, which communicates using the Zigbee signal a superior and energy-efficient protocol designed to operate with low-power devices. The Tahoma Smart Hub is also standalone, meaning it does not rely on your telco signal to function. Even when your internet is down, you can still control your blinds from within the home.

Somfy, from France, is one of the most trusted names in motor technology. Their motors are tested for thousands of operating cycles and built to last. They also come with an obstacle detection function that automatically stops or reverses the motor when resistance is detected.

One of Somfy’s standout qualities is its exceptionally smooth operation — the motor starts and slows down gradually rather than jerking abruptly. This soft start and stop technology helps protect the zip blind fabric from stretching over time, extending the lifespan of your blinds.

Motor Selection "Dooya"

For Dooya motors, we use the Aeotec Smart Home Hub, which runs on the Samsung SmartThings platform and is also Zigbee compatible. Dooya is known for offering excellent value without compromising quality or smart home functionality. Their motors are generally more affordable compared to Somfy, making them a practical option for homeowners who want reliable performance at a lower price point.

Dooya motors are also well regarded for their high lifting power, allowing them to handle the considerable weight of zip blinds with ease. Having been widely used for zip blinds across Singapore over the years, Dooya has built a strong track record and proven its reliability in our local market.

Motor Selection "Elero"

For Elero motors, the Yubii Home Smart Hub uses the Proline 2, which operates on a radio frequency signal at 868MHz. This frequency offers a longer range and more stable connection compared to standard Wi-Fi, providing greater reliability when communicating with Google Home or Apple Home. It also uses a Zigbee signal to connect with other smart devices within the home.

Elero is a German brand, and the Germans are well known for their precision engineering. Their motors are designed to be water-resistant, making them suitable for outdoor conditions such as zip blinds on balconies. They also come with an obstacle detection function — a useful safeguard that stops the motor when resistance is detected, protecting both the fabric and the motor from damage, giving you peace of mind during those sudden Singapore storms.
